Beginning your tenancy
So your application has been approved. Congratulations!
Once your application has been approved and your lease start date has been confirmed in writing, the next step is to pay your holding deposit of 1 weeks rent. This deposit will go towards your rent once you sign the tenancy agreement. If you change your mind and do not move into the property, the owner may keep your holding deposit.
After you pay your deposit, your property manager will prepare the lease agreement and an Ingoing Inspection Report and these will be sent these to you for signing once you have paid your bond of 4 weeks rent and your second weeks rent.
Your bond will be lodged directly with Rental Bonds Online, we will send you a link for payment.
Please note that we will not give you the keys to the property unless:
- the holding deposit is paid
- the bond is paid
- the lease is signed
- the 2nd weeks deposit is paid
Once you have paid all the necessary payments and your lease is signed, you can receive the keys on the date as agreed.
Please note that changing the date of key collection earlier may not be possible once all the documentation is signed and changing the date of key collection later will result in your rent payments commencing from the agreed lease commencement date.
Once you have your keys, you can move in.
BUT WAIT! Don’t forget that you have to complete your Ingoing Condition Report. You have 7 days to compare the property to the comments and photos on the Ingoing Condition Report and Agree or Disagree with each Room/Section. If you disagree, you must write why you disagree and take a photo.
